This project in Wayne, PA, is one of the largest we have done as a company, and one of my personal favorites. Built in 1898 as a carriage house and stable, it was later renovated to a single-family dwelling. In 2005 it won the Palladio Restoration and Renovation Award.
The Challenges of Terra Cotta Roofing
One of the challenges we faced on the job was painting the 6 dormers and the large cupola, as they were sitting on a terra cotta roof. Any pressure could crack or break the terra cotta shingles, so we could not walk across it or build scaffolding. We overcame this by using a 65 ft. high 4wd manlift, which we had to carefully maneuver around the gardens. We even took out a section of iron fencing and replaced when finished.
Other than the uniqueness of the building and overall size of the job, the scope was a typical project for Taylor Painting & Carpentry. We first applied a detergent and power washed the exterior wood, brick, and stucco. All the wood surfaces were sanded, scraped, spot-primed, and received 2 coats of premium quality exterior latex paint. We then applied paint and caulking anywhere necessary, and performed 2-part epoxy repairs in many areas where wood rot was detected.
The large strap iron hinges on the garage bay doors had been fully coated with industrial grade metal primer and received 2 coats of premium quality exterior latex paint, as did the wrought iron railing. Then, we sanded and painted the aluminum window screen frames to match the rest of the wood windows and sent out to be re-screened.
The arched stable windows had fixed plexiglass storm windows screwed into place with weather stripping between them and the plexiglass. These storm windows had to be removed to prep and paint the windows behind them. The storm windows also had to have the worn weather stripping scraped off very gently with a razor scraper as not to scratch the plexiglass. They were then cleaned and re-installed with new weather-stripping, and the rusty screws and washers were replaced with rust-free stainless-steel screws and washers.
